Access Statement for St Owens Bed & Breakfast

Introduction

We cater for the needs of guests in our home-based four bedroom bed and breakfast. The following statement is a summary of our provision.  If you have any specific questions, please feel free to contact us by either telephone or email and we will endeavour to help.

 
Pre-Arrival

• Burgess Hill train station on the London to Brighton line is within five minutes walk.
• Local buses serve a wide area of Sussex.
• The A23/M23 is fifteen minutes away by car.
• It is half an hour by road and twenty minutes by train to Gatwick Airport.

 
Arrival & Car Parking Facilities

• Name & house number clearly visible with lighting above.
• Onsite parking for three cars.
• Help with carrying luggage if required.
• Arrangements to meet guests at station on request.


Main Entrance, Reception & Ticketing Area

• There are four steps leading to the front door, each step is 18cm high, 33cms deep & 135cm wide. The front door is 90cm wide & the door step is 13cm high.
• The side entrance is also used by guests. There are six steps with hand rail. Each step is 16cms high, 23cm deep & 83cms wide. Width of side door is 87cm wide & the door step is 15 cm high.
• Outdoor lighting above each door.

 
Public Areas - Hall, Stairs, Landing, Corridors etc

• The hall, stairs, landing & corridor are carpeted throughout
• There are 19 steps to the first floor each step is 18cm high, 26cm deep & 88cm wide
• The corridor leading to bathroom & shower room is 82cm wide.
• There are two steps at end of corridor each 16cm high 23cm deep & 82cm wide.
• There is a fridge in landing for guest use. Bottled water and fresh milk are available.

 
Guest Lounge

• Comfortable guest lounge off hall with wood burning stove and TV.
• Overlooks the front garden.
• Sofas and chairs of various heights.
 
Guest Toilet on Ground Floor

• Cloakroom on ground floor with lavatory & wash hand basin.
 
Breakfast Room / Dining Room 

• Breakfast is served in either the breakfast room or the dining room.
• The breakfast room is accessed through the kitchen with a 10cm high step.
• The table seats up to four guests & overlooks the mature back garden.
• A serving hatch connects the dining room with the kitchen.
• The room is tastefully furnished & the table seats up to six guests.

 
Laundry

• Drying facilities provided in guest corridor next to bathroom.

Bedrooms & Bathrooms

• All four bedrooms are on the first floor.
• All doors are lockable and are 203 cm high and 78cm wide.
• All rooms have digital TV and DVD player with headphones.
• Wireless internet access in all rooms.
• Ample lighting. Torch provided in each room for emergency use.

• Kettle with beverages and biscuits available in all rooms.

Bedroom 1 - Double En-Suite
• King size bed.

• Armchair, fitted wardrobes and desk.
• Wooden flooring and rugs
• En suite shower room with shower 78cm by 72cm, wash hand basin and lavatory.

Bedroom 2 - Single
• Single bed.
• Wardrobe, armchair and table.

• Wooden flooring with rug.
• Wash hand basin.

Bedroom 3 - Twin
• Twin beds.

• Wardrobe, chest of drawers, armchair and table.
• Fitted carpet.
• Wash hand basin.

Bedroom 4 - Single
• Single bed.
• Wardrobe, chest of drawers, armchair and table.
• Fitted carpet.
• Wash hand basin.

Bathroom (For Exclusive Use by Guests in Bedroom 3 – Twin Room)

• Bathroom with roll top bath 58cm high: Shower over bath.
• Wash hand basin, lavatory, table and chair.

Shower-Room & WC

• Shower room with wash hand basin & lavatory.
• Shower 84cm wide & 80cm deep.
 
Grounds and Gardens

• The front garden is well stocked with plants and shrubs.
• There is a large mature garden at the rear of the property with patios, water feature greenhouse, vegetable and herb plots. It includes a covered area with tables & chairs for use by guests.

Additional Information

• Either the front, side or back doors could be used for emergency evacuation.
• Smoke alarms are fitted in all rooms and fire extinguishers are available on both floors.
• No smoking in house but smoking allowed in front porch and in gardens.
